How to take better images for your Airbnb rental

I cannot emphasise enough, the role that high-quality images play in the process of successful rentals. You can create a super elaborate marketing campaign with a high-end website, but if your images are bad quality, then it's all to waste.

The photography on your listing is the first thing a potential tenant will see, it's your first impression and will possibly dictate whether the user rents your property or not. The rental market is highly competitive and good quality images will help you attract more clients. 

 

Equipment

Whilst most of us own a smartphone, using a SLR camera is always recommended. Although if you use an SLR you will also need to learn/find someone that can edit the images using external software. This decision will of course come down to resources.

If you have a newer generation smartphone with a high-resolution camera then this could be a good option as the editing process is a lot easier.

 

What to photograph

Every room in the house. A successful listing will contain 10-20 photos depending on the size of the property. 

We want to see:

  • Common areas
  • Living Spaces
  • Dining Area
  • Kitchen
  • All Bedrooms
  • Bathrooms
  • Basement
  • Garden

 

Top tips

It goes without saying, a messy property is not appealing. Clear all the clutter and distractions, we want to see the property's full potential. Clean the countertops, put all the footwear away, remove personal photos and have a good clean.

Use natural light as much as you can, create the brightest space without relying on flash. Take photos when the property is lit the best. Summer evenings are usually the best time to showcase your property. 

Buy a tripod, nothing nice about blurry photos. Shoot towards the corners of each room, never use a fisheye lens, they are just misleading.  Get low, this will make a space appear more open.

Be careful of mirrors and glass reflections, we don't want to see you in the photos. 

Keep an eye out for vertical lines, let's keep them straight.

If your property has any unique features, then be sure to highlight them, showcase what makes you different. 

If all this is a little overwhelming for you, you could always look to hire a professional photographer, although there will be an additional financial investment needed, they will know how to immediately produce professional standard photographs of your property. 

Lastly, don't just use the images on your listing. Share them across all your social media as they will be your No.1 marketing tool. I hope this post was helpful.
